New subdivision to be near quarryTOWN OF NEENAH, Wisconsin – Before the roads were even roughed out, 60 of the 97 lots in the Whitetail Run residential subdivision along County JJ had been sold out.The subdivision has been so successful that the developer, Thompson & Associates Land Development, will open a new 109-acre subdivision called Sunset Terrace immediately north of Whitetail Run this summer. That’s a year earlier than anticipated.The first phase of Sunset Terrace will include 60 wooded lots for upscale homes ranging in price from $250,000 to $500,000.But Sunset Terrace will bring homes within a stone’s throw of the Pansay and Ben Carrie limestone quarries operated by Michels Materials.Bob Bingen, quarry manager for Michels Materials, said he is not opposed to Sunset Terrace but wants to ensure that prospective homeowners are notified that they would be living within earshot of quarry operations.”We want people to be aware that there are active quarries there,” Bingen said. “We will certainly work with the developer to be good neighbors.”Gabbey said the proximity of the quarries will be disclosed to buyers and that Pansay Quarry will be fenced in cooperation with Michels Materials.He said homes exist within 100 feet of the north side of the quarry without problems.”They are so careful about how they perform their blasting,” he said.Sunset Terrace will be located on the former Francis Rasmussen property west of Pendleton Road. Thompson & Associates, a partnership of Chuck Thompson, Stephen Noffke and Jay Peerenboom, purchased the property and has requested that it be rezoned from agricultural to residential use.The land lies within the town growth area and will be served by the town’s sanitary sewer district in accordance with the 2003 boundary agreement with Neenah.Julie Behrens bought her lot in October and will build a new home this spring.She said she was attracted to the subdivision’s large lots, municipal sewer, low taxes and proximity to city services.”It is somewhat of a country setting, but it is very accessible to (U.S.) 41 and the city of Neenah,” Behrens said.Real estate agent John Gabbey, who is marketing the subdivision, said Whitetail Run will be sold out by spring.”It puts the town on the map,” Gabbey said.Gabbey, a commercial specialist with Century 21 Great American, a Maurer/Christensen Corp., said the second and third phases of Sunset Terrace will add 95 lots in the second half of this year. The balance of the property will be developed in 2005.
